Location ; Four **** Visit Britain. Friday arrival day, an attractive New Forest holiday cottage. Formally an artists cottage, recently restored and presented as a holiday home. Secluded, but not isolated, only a fifteen minute walk to the New Forest village of Burley. The village has a selection of little shops, two pubs and choice of tea rooms & restaurants. Leafy Screen Cottage, as its name suggests, is located in a light woodland setting and accessed by a single un made forest track. The cottage is only a few minutes walk to the clubhouse of Burley Golf Club.

There are many recreational opportunities in Burley, horse riding, bike hire, golf & fishing. Highcliffe Castle beach is about half an hour drive, enjoy a walk along the beach to Mudeford Quay & buy fresh crabs from the seafood stalls. With the market town of Ringwood and the larger centre of Bournemouth all within easy reach, Burley provides a central location for exploring the whole of the New Forest region.

Ground floor ; From the gravelled driveway, a path leads around the cottage to the back door. This main entry point opens to a small lobby with a door to the ground floor bathroom, wc, basin, bath with shower screen over. The stairs to the first floor are on your left, with the kitchen door to your right.

The kitchen has a gas hob & oven, fridge with small freezer compartment, micro wave. A compact utility area houses a washer / dryer, combi boiler and dishwasher.

The kitchen area leads through to the sitting room and dining room. A feature of this cottage is that most rooms are double aspect, allowing the light to flow in. The sitting room has a woodburning stove, flat screen TV, Freeview, DVD & CD, plus a single glazed door that leads to the covered porch.

The dining room has Fench doors that open to the patio and garden, plus a decorative painted brick fireplace.

First Floor; The stairs open on to a small landing, with doors to the three bedrooms. The main bedroom is double aspect with a five foot bed and a flat screen TV. The second bedroom is a twin with two 3ft divan beds, whilst the third bedroom is a compact room with a single 2ft 6" bed, suitable only for a child.

There is an additional WC & basin that can be accessed from the landing.

Outside; The garden is fully fenced ( to keep out the forest ponies & deer ) however, they can often be seen in the adjacent open paddock that lies to the side of the garden. There is a five bar gate with a single parking space to the front and another within the gated driveway. The garden is mostly set to lawn, with paved areas and flower beds. There is garden furniture with parasol and BBQ.

Rental inclusive of ; bath towels ( not beach) tea towels, bed linen, (apart from cot bedding) all utilities and logs in winter months. Rating Four **** Visit Britain.

The owners regret no pets and strictly request non smokers only please.

Forest walking. The open forest starts from the garden gate.Super walks in a variety of settings, from a simple stroll to a serious ramble.

Nearest shop. Just about a 10 -15 minute stroll to Burley village shops that include a Post Office and a good village grocery. Village petrol station.

Nearest little town. Ringwood, which has a Charter Market on Wednesdays dating back to 1226 about a fifteen minute drive.Waitrose and most banks.

Nearest railway link. Brockenhurst, about a twenty minute drive. Trains from Waterloo.

Local eating. The Queens Head pub and Burley Inn offer food in addition to several cafes.

Recreation ; Hire a bike from the village hire shop, or saddle up for a gentle hack from Burley Manor riding stables. Golf available at Burley Golf Club being a forest course, watch out for those ponies on the green. Fishing at Turf Croft in Burley.

Nearest beaches. Highcliffe Castle beach, Mudeford, and Avon Beach Within a half an hour drive.
