Location:

Situated in West Wellow, a largely rural area set between the New Forest Boundary and the small town of Romsey. Long Barn is located along side a quiet rural lane, half a mile to the The New Forest National Park Boundary and five miles to the small historic town of Romsey. A great spot for touring the New Forest region and discovering the ancient cathedral cities of Salisbury and Winchester which can be easily reached by means of the A36 which lies half a mile from Long Barn.


Property description:
A spacious Grade II listed, detached barn conversion dating back 300 years, set in approximatly one and a half acres of mainly lawned grounds. Full of character and offering a light, flexiable living space. Laying back from the lane with plenty of private parking, the property provides an ideal base for a relaxing family holiday.The large open plan living and dining room with vaulted ceiling. Kitchen / breakfast room with Aga,utility room, ground floor cloak room , ground floor master bedroom with ensuite bathroom. Upstairs there are two double bedrooms, both of which have a five foot bed and an additional single bed, suitable for a child. There is a also a family bathroom on this floor.

Note ; Most regrettably, due to the insurance issues with timber buildings and thatched roofs, the brick fireplace is not operable during your stay and for the same reason, there is no provision for barbeques.

GROUND FLOOR

  • Double oak doors lead from the porch directly in to the main reception room. TV, DVD, and video. French doors to the end of this room overlook the fields beyond. Dining area with eight chairs.
  • Kitchen, fully fitted with Aga, dishwasher and microwave, under counter fridge. Kichen table with six chairs.
  • Utility room , second under counter fridge, tall freezer and washing machine.
  • Ground floor cloakroom with WC and basin.
  • Ground floor bedroom. Twin 3ft beds. French doors open out to the outside path for easy access. Wardrobe, TV. Ensuite full bathroom with basin, WC, bath with glass shower screen with hand held shower attachment. The photograph shows this room with the two twin beds pushed together.

FIRST FLOOR

  • Small landing area, giving access to both bedrooms and family bathroom.
  • Bedroom one; Five foot double bed, with additional single bed. Glazed internal panel that overlooks the reception room, wall mounted TV, wardrobe and dressing table. Low level windows.
  • Bedroom two; Five foot double bed with additional single bed, small TV, window overlooking the front of the property.
  • Family bathroom. Bath with hand held shower attachment. WC and basin.

Outside; The grounds extend to about one and a half acres, including gravelled parking area. Mainly laid to lawn, with decorative trees and shrubs.Sunny paved patio to the front and side of the property with garden furniture.Access to the property from the parking area is by paved path and steps, paved ramp beside the steps.There is a rotary clothes drier and pegs. The site also includes three outbuildings, a converted Granary accomodation which is used by the owner, a steel frame barn and a restored thatched bothy.

Walking; The New Forest preambulation lies to the side of the A36, which is about fifteen minute walk from Long Barn. By crossing the A36 it is possible to access the open forest in the vicinity known as Plaitford and Canada Commons. A short ten minute drive to the New Forest village of Nomansland, offers endless walks in Bramshaw woods. A popular place for the donkeys and ponies, with village pub overlooking the green. Perfect for a pint when the local cricket team are in action.

Nearest Shop, West Wellow village shops. A five minute drive away. Post office, chemist, news agents, shop with own butchers selling locally sourced meat. Fruit and vegetable shop.

Nearest little town. Romsey, about ten minutes drive from your holiday accomodation, with plenty of eateries, interesting little independent shops. Romsey Abbey and Broadlands Stately Home.
The ancient Cathedral cities of Salisbury and Winchester which can be easily reached within a 30 drive.

Nearest rail station, Southampton central

Local eating; Within walking distance, The Red Rover at West Wellow. Within five minutes drive from Long Barn, The Rockingham Arms at Canada Common, the Lamb Inn and The Mirabelle Restaurant both at Nomansland.
